Jalon Valley Property

Christmas events in the Jalon Valley

Christmas is always a magical time in the Valley, with a number of festive activities taking place including theatre productions and shows. This year Parcent has adopted the "Christmas shopping in Parcent" iniciative. Similar to that of Jalon, all purchase receipts can be placed into a number of well positioned boxes with the possibility of winning up to 300 Euros!, whilst the charity Jalon Valley Help has a Christmas Bazaar and Fashion show taking place on the 2nd of December in Alcalali.

With the thermometers dropping there has been whispers of snow. We may not have the thick snow that has fallen over areas of the UK this week but the Valley has seen, in previous years, a dusting of the white stuff over the highest mountain peaks. There is nothing more surprising and pleasant then walking round the Jalon countryside, in warming sunshine admiring snow on various mountains.

Home improvements to sell your home.

We have all seen Ann Maurice redecorate a person's home in order for them to recieve the full asking price.- but have you applied these techniques to your home?

Once you've decided on selling your property you must OPEN your eyes.
Look at the house as though you are going to buy it.- what would put you off?

For many people they make a decision within the first 10 seconds, so make those 10 seconds count! Clean up the front garden/driveway. Have some plants in flower (either in beds or in plant pots).-remove ALL dead plants!
Does your house need a link of paint?

Sometimes for buyer's it's the work that needs doing to a property. You may like your avocado green bathroom but it's a no no for many buyers.- who see replacing a bathroom as too much work. Think about investing in a white bathroom suit, or if your budget doesn't stretch to that invest in some neutral towels (white/beige) to off set the colour. Some fresh flowers in the bathroom and a lit candle can make even the worst bathroom seem more inviting.- after all this is where we like to relax!

A kitchen is often classed as the hub of a household. Is yours user friendly? Make sure all cupboards have handles (you'll be surprised!) and are hanging correctly, clean the tiles, try not to fry anything smelly the day before or on the day of a viewing ("yes that gastly fish smell was last nights dinner" does not always gain brownie points!). Freshly brewed coffee, bread and cinnamon tend are all thumbs up!

In Spain many villas have pools. Make sure that the terraces are clean, the pool is clean and not green (uncover the pool if you have a pool cover) and put the pumps on. Sun loungers with some clean cushions show the space on the terracing, whilst a wooden table outside demonstartes an possible dining area!

If your house has been on the market for a while then ask your estate agent why. Ask if there are any home improvements that you could do that may help sell your house? Loo at the agents photos and the property description.- could these be improved?

To list or not to list?

In Spain there is a general question that appears in almost all viewings of properties located just outside a village.
"Is there any impending infrastructure costs?"

What has happened is that in many areas land has been re-classified and the surrounding properties must install infrastructure. This may mean a pavement (sometimes loosing a few metres of land to accomodate a wider road and pavement), to installing underground electrics, water, etc.

Unfortuantly many vendors believe that they are not responsible for these additional costs (they may have even purchased the property aware of these costs and simply not carried them out yet) and therefore decide to pass on the infrastructure costs to the buyer.
This is ok IF the purchaer is aware of the situation however, what happens when a vendor does not want the listing agent to disclose this information?

This is what happened recently to a fellow agent. They listed a property but the vendor did not want to disclose infrastructure costs. The agent eventually decided not to list the property as they felt the repurcussions of not disclosing this infrastructure could damage their own reputation and risk the completion of the sale.
I completly agree with the actions of this agent. I too would not want to list a property of which I could not be completly honest with the purchaser about a cost that could run in to tens of thousands of euros...plus the purchasers lawyer and the notary would only divulge this information when requesting the Urbanistic Certificate.

Sometimes as an agent we have to make decisions, including not listing a sellable property, in order to preserve our reputation and to keep our consciences clear at night.
